New data shows April 12–18 is the most advantageous week to sell a home in 2026, offering higher prices, strong demand, and faster sales.

Sellers listing during this window could see homes sell about 10 days faster and earn thousands above average prices, though results vary by region.

While this period favors sellers with higher prices and competition, buyers may find better deals in mid-October when demand cools and inventory peaks.

Sellers, mark your calendars: The best time to put your house on the market is rapidly approaching. According to Relator.com’s 2026 Best Time to Sell report, anyone looking to offload a home should plan to list it between April 12 and April 18.

Sure, this timing might seem very specific and super random; however, Danielle Hale would argue otherwise. As the chief economist at Realtor.com, Hale and her team have been analyzing seasonal trends since 2018 and found mid-April to strike the right balance of conditions: Higher prices, strong demand, and a faster market.

“The mid-April window represents an opportunity to enter a market that feels more within reach for buyers while benefiting from a seasonal advantage in terms of pricing and competition,” Hale says in a press statement.

Not only do listings fly off the market during this time—the average home stayed on the market for 50 days this time last year, 10 days less than the year’s average—but sellers can also expect to make more money. Per the report, the national median listing price during this optimal week is expected to be about $5,300 above the annual average and $26,000 more than the start of the year.

But according to Hannah Jones, senior economic research analyst at Realtor.com, location matters. While well-priced, move-in ready homes in the Northeast and Midwest are poised to do very well, properties in the South and West are going to face “softer conditions.”

“In those metros, optimizing timing to this early spring window is even more critical to differentiate a property from the growing competition,” Jones says in a press statement.

Mid-April might be a great time for sellers, but what does it mean for buyers? Unfortunately, this week will yield higher asking prices and increased bidding activity. “The housing market follows a distinct seasonal rhythm, beginning with a spring influx of eager buyers and fresh inventory,” Jones tells House Beautiful.

But fear not, prospective home owners: Your time will come. Jones tells House Beautiful that mid-October will provide favorable conditions for buyers. “This seasonal pivot typically sees inventory levels peak just as buyer demand begins to fade,” she says. “ It leads to softened prices and increased seller flexibility as homeowners aim to close deals before the holiday season.”
