Navigating the real-estate market—whether that means putting an offer on a starter home or finally splurging on your dream property—requires a little bit of luck, some strategy, and excellent timing. But if you want to get a leg up on the latter, you’re just a few weeks away from peak property season.
Realtor.com just released its 2026 Best Time to Buy Report, which dubs September 27 through October 3, 2026, the “Best Week.”
“It brings together the market conditions buyers value most,” Hannah Jones, senior economist at Realtor.com, says in a press statement. “Elevated inventory, less competition and prices that have eased from their seasonal high.”
Early fall is often a great opportunity to buy because there’s more inventory and less urgency, but Realtor.com found the best time is happening sooner than expected. If previous years are any indication, prospective home buyers may see up to 31.9 percent more active listings during this prime real-estate period than at the start of the year. Plus, approximately 5.7 percent of homes have price reductions during previous “Best Weeks,” so consider this your chance to negotiate a great rate. The result? Homeowning hopefuls can theoretically save roughly $14,000 compared to the summer peak for a median-priced home of about $416,000.
“Buyers can enter the fall housing market with confidence,” Jones tells House Beautiful. “Mortgage rates still offer little relief on the financing side, but softer prices and more flexible sellers can help close that gap.”
While the peak week varies by metro area, September 27 to October 3 is the optimal period in Chicago, Denver, Los Angeles, Austin, and Atlanta’s metro areas. “Most of the country's largest markets hit their optimal window within a month of the national date,” Jones adds. “It’s a sign of just how favorable fall is for buyers nationwide.”
“Best Week” is just around the corner, but does that mean you’re doomed if you don’t put an offer on a home by October 3? Not necessarily, says Jones, who encourages buyers to use this window strategically.
“The right choice depends on a buyer’s budget, timeline, and local market,” she explains. “But preparation—including understanding a realistic monthly payment and getting preapproved—will be especially valuable this fall.”
