Four-storey Victorian houses rarely survive intact in St Leonards-on-Sea. More often, they are divided up into apartments, their proportions diluted in the process. This one for sale with Croft Agency has avoided such a fate. Instead, it’s been reworked floor by floor – a careful redrafting rather than a wholesale rethink.
The original framework remains legible throughout – high ceilings, generous bay windows and layered cornicing have all been left in place, while everything around it has been upgraded with a clarity that suggests a practiced hand. The owner is an interior architect, who also runs Pitch, a local furniture and antiques store.
Entry is through a stained-glass timber door into a large vestibule, terrazzo flooring running underfoot and into the hallway beyond, where limewash tones sit against the darker wood of the original staircase.
To the right, the living room has opposing bay windows pulling east and west light through the space and a marble frieze fireplace with cast iron insert – a room, in other words, that looks remarkable even before the furniture arrives.
The adjoining kitchen – the star of the whole home – has bamboo cabinetry and a large island topped in deep green Brazilian quartzite, with matching tiles lining nearby shelves. A zesty yellow pantry and garden room sit to the rear, giving onto the west-facing garden.
Downstairs, the lower ground floor acts as a versatile family space – two large double bedrooms currently used as a playroom and gym, a galleried utility area, and a shower room finished in expressive colour. A WC sits neatly under the stairs.

The upper floors are where the Victorian proportions are really felt. The main bedroom, at the rear of the first floor, has bespoke fluted joinery in the alcoves and dark-stained floorboards set against subtle wall and ceiling tones.
Three further double bedrooms across the first and second floors retain intricate plasterwork, original cabinetry and refurbished sash windows. Bathrooms are finished individually, one with deep-veined marble, jazzy mosaic tiles and brass hardware, and another in a sunshine yellow checkerboard.
Outside, the walled, west-facing garden has a large terrace, raised beds and established evergreens. In the far corner, a timber playhouse sits ready for little occupants.
The seafront and promenade are moments away and Hastings Old Town is also within walking distance.
This property is on the market with Croft Agency for £985,000.
